We were instructed by Millwood Designer Homes Limited to assess the transport planning and highway engineering implications of a mixed-use development on the site of a former storage and distribution warehouse. The development will provide five residential dwellings, a live / work unit and two office suites.

The site is in a rural location approximately 1.7km south of Brenchley village. In the context of the site’s rural setting, it was considered to be located in a reasonably accessible location. The site benefits from direct access to the National Cycle Network as well as being within walking distance of a number of Public Rights of Way.

APPROACH

While the development is of a limited size and would generate a positive impact on the local highway network when compared to the former warehouse a Transport Statement and Travel Plan were produced to demonstrate the accessibility of the site and that it would not have a detrimental impact on the local highway network in terms of operational capacity. They also set out how travel to the site can be reduced and where possible be undertaken by sustainable transport. The Travel Plan sets out the methods that would be implemented to promote sustainable transport use for those living at and visiting the site. The measures included electric bicycles, walking and cycling equipment, high-speed internet connections and EV charging points.

In addition to the Transport Statement and Travel Plan, we provided Masterplanning and design advice concerning the site layout, including swept paths and visibility splays.

OUTCOME

The planning application was granted planning permission in April 2023.
