We were appointed by Blue Cedar Homes to support a proposed development comprising 20 active retirement dwellings at land off Hospital Road, Moreton-in Marsh.

APPROACH

We prepared a Transport Statement to support the planning application and engaged in detailed post-submission discussions with highway officers at Gloucestershire County Council to demonstrate the suitability of the proposals. A key issue was the ability of vehicles to pass along the site access road. We prepared swept path assessments demonstrating that a car was able to pass a supermarket delivery vehicle at the site access, although it was agreed that this was not necessary once within the site, due to the privately managed and gated arrangements proposed.

Through the preparation of the Transport Statement, we also demonstrated the acceptability of other key elements of the proposals, including trip generation (which was forecast to be lower than the previous hospital use) and the provision of a new footway along the site frontage to provide a connection with the existing provision on Hospital Road.

OUTCOME

The highway authority raised no objection to the proposals, and the development was granted planning permission in November 2017.
