We were commissioned by Britel Fund Trustees Limited to provide transport planning consultancy services in relation to proposed redevelopment of an existing unused site, although planning permission was in place for a Data Storage Centre, to provide three industrial units for either light industrial or storage and distribution use, with a total GIA of 5,954m2.
The site is located to the west of Bracknell town centre, within a predominantly industrial area along Western Road.
A Transport Assessment was prepared in support of the planning application, demonstrating that the proposals would not have a detrimental impact on the local highway network in terms of operational capacity, nor through additional on-street parking.
To minimise on-site conflict two vehicle accesses were provided along with suitable on-site separation between staff visitor car parking and delivery vehicle movements.
A Framework Travel Plan was also prepared for the site to support the planning application, to help support the reduced parking provision on-site which was in reflection of the sites overall sustainable location.
Planning permission for the three units was approved in 2017. Post application, we provided support to Sunspeed Transport Services to discharge pre-occupation conditions relating to unit specific Travel Plans, which was approved in October 2020.
