We were appointed by Edward Ware Homes to support an outline planning application for a residential development at Bower Farm, Bridgwater. The development comprises 260 dwellings with access taken via a proposed roundabout from the A372.
APPROACH
We initially provided feasibility advice on access opportunities. Following this, a planning application was prepared and submitted. We prepared supporting documentation, including a Transport Assessment, access drawings and junction capacity analysis. The Transport Assessment demonstrated that development could be accommodated safely on the local transport network and could be suitably accessed from the A372 via the proposed roundabout arrangement.
Following submission of the planning application, we responded to comments from the Highway Authority and provided detailed Designer’s Responses. Subsequently, officers raised no objection to the development.
OUTCOME
The scheme achieved a resolution to grant planning in 2019 and following Section 106 negotiations has established the delivery of significant infrastructure which will form the foundation of the wider Bridgwater East allocation.
Edward Ware subsequently exchanged contract with Keepmoat Homes for the sale of the land in September 2020.
