We were instructed by The Abbey Group (Cambridgeshire) Limited to support a planning application for the redevelopment of land off Harrison Way, St Ives for a mix of fast-food (restaurant and drive-thru) and café uses. The site is known as the Abbey Retail Park and lies adjacent an existing food store and other commercial uses.

APPROACH

The wider site has been the subject of a number of planning applications and we supported each of these with appropriate transport analysis. The site predominantly provides fast-food, café and restaurant uses with both McDonalds and Costa Coffee providing a drive-thru option as part of their success business on site. All previous planning applications were supported by Transport advice provided by us and we played an important role examining the provision of new vehicle and pedestrian accesses.

The site has expanded since the original planning permission was granted and a further (sixth in total) unit has been granted planning permission on the site based upon analysis of cross-visitation and linked trip-making that we provided. We undertook a car parking accumulation analysis to demonstrate that adequate parking was provided across the wider site without the over spill onto the local highway network. We also completed the s278 design drawings and gained technical approval for the associated works and the Site opened to new business in 2020.

OUTCOME

The scheme was granted planning permission in 2019.
